All prices are inclusive of VAT, linen, towels, heating including fire wood and wireless broadband.


To make a Booking

To make a booking please contact us by either telephone or email to check availability, a reservation will be held for seven days.

To confirm the booking please print out the booking form or request one to be sent to you by post and return the completed form together with a non-refundable deposit of £100 the balance is due six weeks prior to your arrival. Please make cheques payable to Smith Bros. For bookings made less than six weeks prior to arrival full payment is required upon booking.

A returnable security deposit of £100 is payable in advance either by cheque with your balance or in cash on the day of arrival, this will be refunded to you, provided the accommodation has been left clean, tidy and there are no damages. Please inform us of any small breakages so that they can be replaced at no charge to you.

Your accommodation will be available from 3pm on the day of arrival until 10am on the day of departure.

You are welcome to bring your own cot or high chair for young babies.

Oxneys Farm is a working farm which has several DEEP PONDS around the farmyard.

Sorry no pets are allowed in the cottage.

For the convenience of our guests we operate a No Smoking policy in the cottage.
